Exclusive | Formerly polluted hipster Brooklyn ‘hood goes luxury as record-raw $ 25k/condo hits market

Low industrial buildings that once designated Brooklyn’s Gowanus are disappearing. In their place: rent $ 25,000 a month.

The newest luxury enterprise of the resonated neighborhood is coming to market this month. 544 Carroll, developed by the real estate investment firm Averry Hall, is meeting what the question for spaceus, luxury condos among Brooklyn’s brown stones is increasing.

The 17-storey development, located on the border of Gowanus and Park Slope, is made up of 133 units, including two floors penthouses and an extra-price duplex.

The 2,500-square-foot duplex at 544 Carroll will be the largest rent advertised in the Gowanus market, according to the most expense Streeasy.

The $ 25,000 unit per month beats the highest neighborhood rental price with a surplus of $ 13,500.

Located across the sixth and seventh floors, the settlement includes four bedrooms and 1,082 square meters of outdoor space.

The rest of units one, two and three bedrooms in the price building from $ 4,700 for a smaller bedroom to $ 15,000 for the three -bed Penthouse Premium. A quarter of apartments are designated as affordable permanently.

Jesse Wark and Brian Ezra, founding partners of Gowanus -based Avery Hall, told the position that despite growing apartments in the area, the current appearances neglect those looking for additional elbow room.

“I think most people wouldn’t recognize these as New York rentals,” Wark said. “Given the space, you can fit a dining table into a bedroom along with your living room. These things are not standard in the market.”

Gowanus has room to grow, and tenants want to enjoy it. The firm mentioned a growing demographic of rents from the choice of high -profit new years, who prefer the flexibility of renting home, whether the second to the transitional nature of their work, the death rates in the language or the continued economic uncertainty.

544 Carroll represents another step in Gowanus’s Snappy transformation. Where the fiery warehouses and a wind canal once determined the neighborhood, Ax Kitschy throwing rods, art studios and a full food now dripping its landscape.

In May, the real estate analytics company the market market tracked 141 residential projects with nearly 6,700 new units currently developing in Gowanus, Brick Underground reported.

But Manhattan -like rents in 544 Carroll are then in the double identity of the building on Carroll and Avenue Four road, is just a crossing away from the slope of the Pricyer park.
